In 2014 Cantera acquired an industrial parcel with legacy environmental contamination in close proximity to downtown Naperville, Illinois. This abandoned property had historically been utilized as a bulk heating oil distribution facility, where petroleum products would be hauled in via the adjoining railroad tracks and easement and re-containerized and pumped for consumer sale. This past use resulted in petroleum impacts on portions of the site, requiring “hot spot” remediation. Additionally, Pioneer utilized a proprietary technology in conjunction with one of its affiliate companies to perform in-situ chemical oxidation remediation, thus limiting costs associated with the off-site disposal of contaminated soil.
Following the above activities, Cantera was successful in obtaining formal regulatory closure and a Comprehensive No Further Remediation letter allowing for residential use. The property was then redeveloped with a subdivision of high-end, single-family homes that commanded a premium price in this core area of a city consistently ranked as one of the most family-friendly and livable in the United States.
